The Brief

A dated space, no longer fit for purpose

The existing office tenancy had become dated and no longer met the requirements of the incoming tenant. The space contained ageing ceiling tiles, worn carpet, damaged finishes, numerous timber and glazed partition walls, and an outdated bathroom that was no longer required. A complete internal refurbishment was needed to transform the tenancy into a modern, functional commercial workspace ready for its next occupant.

The Scope

Strip out, upgrade, reinstate

The project involved the demolition and removal of the existing carpet, suspended ceilings, damaged ceiling grid, air conditioning systems, electrical services, internal partition walls and the existing bathroom. We coordinated with other trades for the installation of new electrical services, lighting, air conditioning systems and floor finishes. Our works also included installing new suspended ceiling framing and ceiling linings, patching and painting throughout, together with various commercial carpentry and finishing works.

Sequenced closely with the landlord

Our focus was on delivering the project efficiently while coordinating closely with the landlord and specialist subcontractors throughout each stage of the refurbishment. Careful planning and sequencing allowed demolition, service upgrades and reinstatement works to be completed smoothly, ensuring a high-quality finish while keeping the project on schedule. We also assisted with project management and trade coordination to help streamline the overall delivery of the fit-out.

The Outcome

A modern tenancy, ready to occupy

The completed refurbishment transformed the tenancy into a clean, modern commercial office space ready for occupation by the incoming tenant. By combining demolition, carpentry, project coordination and finishing works, the project was delivered to a high standard and provided the landlord with a professionally presented tenancy suitable for immediate fit-out by the new occupant.
